• Ensure tenants’ references meet relevant criteria 
• Prepare tenancy agreement  
• Arrange pre-tenancy clean 
• Arrange check-in inventory (this cost is paid directly to inventory company) 
• Arrange repairs & maintenance 
• Negotiate tenancy renewals 
• Act as liaison between landlord and tenant 
• Carry out annual Gas Safety inspections and check carbon monoxide alarm 
• Arrange interim inspections if requested 
• Advise landlord where to protect deposit (in registered scheme) 
• We can pass on costs of repairs directly to you - as and when they happen - or you can give us a float and we pay directly from that. Either way all invoices will be stored and kept track of in a spreadsheet and then passed on to you (as you will need this for your Self Assessment Tax)
